PRVs are an essential part of pressure regulation within your building! Whether they are for your booster pumps or zones, it is vital that PRVs be maintained properly. When PRVs fail, you'll notice problems with the pressure within your building. Tenants will complain about pressure and temperature issues; which will cause you headaches and stress!
PRV failures are usually caused by lack of maintenance and neglect. Over time the rubber parts of the PRV degrade and wear away; which will then prevent the PRV from operating properly. This is problem is more prevalent in hot water PRVs than cold water PRVs, because the hot water weakens the rubber faster. Dirt buildup is also a big contributor to PRV failures. The dirt clogs the flush lines of the PRV and prevents the PRV from working properly; similar to clogged arteries in your body! Prevent PRV failures by being ProActive, and having your PRVs serviced regularly.
